Every day, more architects, engineers, contractors, developers, and owners specify Wells precast building components for their construction needs and with this continued success, we are looking to hire a motivated self-starting Facility Maintenance Manager to join our team. This person assists the Quality Control team with performing quality inspections and ensuring that the standard of quality is maintained in the finished product. The right candidate must be a problem-solver, have strong communication skills, and also be willing and ready to learn.

GENERAL DESCRIPTION: Overall responsibility for preventative maintenance of equipment, building maintenance and contractors at the Valders facility. Directs the maintenance programs and processes of the plants to ensure all equipment is in safe and working order. Coordinates with other management staff to ensure efficiency in preventative maintenance and new equipment installation. Oversees facility and equipment inspections/repairs, as well as in house steel shop. Ensures the project/department milestones/goals are met while adhering to approved budgets.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:


  • Servicing and repair of all equipment, buildings, and grounds necessary for the continuity of site.

  • Preparation, implementation, and management of preventative maintenance programs for all major equipment.

  • Manages and directs the activities of the facilities & maintenance personnel.

  • Develops weekly goals to maintain equipment and systems to support plant operations and production.

  • Develops long term objectives and goals to meet strategic objectives of the business.

  • Identifies and implements facility related capital projects within schedule and budget.

  • Maintains a safe, clean, and organized working environment in all areas of the plant.

  • Provides weekly status reports to the VP of Operations.

  • Develops and motivates all employees in the facilities & maintenance group.

  • Takes an active role in identifying training opportunities that develop both direct and indirect reports for current responsibilities and future opportunities.

  • Understand and administers company policies as appropriate.

  • Reviews daily/weekly equipment checklists - prioritizes and schedules needed repairs in conjunction with production managers to ensure equipment availability as needed.

  • Actively manages the Steel shop and oversees production of all welded assemblies.

  • Responsible for all raw plate inventories, as well as scheduling daily plate manufacturing to meet production schedule.

  • All welded assemblies are to be manufactured a minimum of 3 days in advance of production, or as schedule allows.

  • Works closely with the Purchasing Department to source materials, components, supplies and services. Assists with negotiating pricing, availability and terms of purchase. Oversees parts orders through Purchasing for items necessary to operate the department. Maintains detailed and accurate records of purchased items, cost, delivery, performance, and inventory.

  • Creates Standard Work Instructions for the department as needed.

  • Manages the process of disposal of obsolete equipment/machinery. This includes approval to dispose of, obtaining the title from corporate (when applicable), removing from asset list, and having it removed from the property in a safe and legal manner.

  • Manages the process of bringing new equipment/machinery into the facility. This includes participating in developing specifications, managing suppliers and installation to final invoicing.

  • All other duties as assigned.



EDUCATION, SKILLS, AND ABILITIES REQUIRED:


  • 5+ years managing direct reports.

  • 5+ years of relevant experience in electrical, mechanical, welding, HVAC and other systems is preferred.

  • Experience with CMMS maintenance software is preferred.

  • Ability to maintain focus, objectivity and composure in a rapidly changing work environment.

  • Excellent organizational skills and attention to detail.

  • Excellent analytical and problem-solving skills with the ability to analyze situations and develop effective courses of action.

  • Proficient interpersonal skills and the ability to work effectively with a diverse group of people verbally and in writing.

  • Working knowledge of Microsoft Office Suite, including Word, Excel and PowerPoint required.

  • Proficiency in the use of computers and software applications for data gathering, statistical analysis, report preparation, presentation development and general communication.

  • Familiarity with receiving and shipping documents in order to receive an order and check for accuracy and correctness.



PHYSICAL REQUIREMENTS/ ADA ESSENTIAL FUNCTIONS:


  • Ability to sit or stand for extended periods of time.

  • Ability to lift up to 50 lbs.

  • Possession of a valid driver's license, and the ability to operate a motor vehicle.
