The starting salary for this position is $23.22-27.32/hr Senior Mortgage Processor Role: Works with Member(s), Mortgage Loan Officer (MLO), Realtor, Builder, Closing Agent to secure a lending decision on an active mortgage loan application and file within 30-45 days on average. Works with closely with our investors to make sure the secondary market loans are cleared for closing and purchase with minimal delays. Essential Functions & Responsibilities: 45% Audits the initial residential mortgage loan application and all supporting documents for accuracy and completeness within 2 business days of signed Intent to proceed. Communicates with the Member and MLO what information might be missing or inaccurate to complete the processing of the mortgage loan application for submission to Underwriting for decisioning file. Takes lead on secondary market loans, ensuring the loans are cleared for closing and purchase in a timely manner. 10% Audits each document for accuracy and completeness as presented and prepares a full review and creation of the Income Calculation used to qualify the loan for decisioning. Ensures that the members receive their appraisals within the allowed given timeline to meet expected closing dates 10% Mortgage loan application is submitted to Underwriter reviewed by the Underwriter who decisions and sets the necessary underwriting conditions required for a clear to close. Once decisioned the Processor collects and reviews conditions and resubmits Mortgage loan file to Underwriter for final clear to close 5% Orders all necessary validation documents examples of but not limited to verifications (VOE, VOD, VOM, VOR, Etc.), appraisals, title work, obtains information from builder if builder approval is necessary, flood certifications, Etc. to complete the validation process of the mortgage loan application file. 5% During the process of ordering, reviewing, and auditing a mortgage loan application does not meet minimum standards the processor will recommend to the MLO and Underwriter the file be denied. Once denied the appropriate process will be following to maintain all regulatory standards. 5% Audits the mortgage loan application and file before passing the file to the Mortgage Loan Closer to complete the closing process. 5% Works with the Mortgage Operations Manager to train and mentor other staff member(s) on various concerns that arise to help them obtain their desired individual mortgage career goals. 5% Works with the Mortgage Servicing team to make sure that all Quality control findings are resolved and cleared on average within 24 hours of notification. 5% Ensuring all residential mortgage loan applications and files they work on meet or exceed all regulatory, private investor FNMA, FHLMC, FHA, VA, and USDA requirements and guidelines.at every phase of the loan process. 5% Performs other related duties as assigned. Performance Measurements: 1. Reviews and audits initial mortgage loan application file and supporting documents within 2 business days of receipt and communicates all missing or inaccuracies 2. Processes and closes on average a minimum of 15-20 mortgage loan application files per month. 3. Provide friendly, accurate, professional service to members and all associated parties each transaction by responding to messages and correspondence within a 24-48 hour timeframe 4. Maintains knowledge of all PAFCU Portfolio guidelines, FNMA/FHLMC, FHA, VA, and USDA guidelines. 5. Maintains a working knowledge of all Mortgage regulations including but not limited to CFPB/Dodd Frank, ECOA, Fair Lending, HMDA, Reg B, Reg C, Reg Z, RESPA, and TILA 6. Develop and maintain knowledge of all mortgage products and rates within the credit union and from the mortgage industry. 7. Regular reliable attendance. 8. Knowledge and Skills: Experience Five years to eight years of similar or related experience. Education A high school education or GED. Interpersonal Skills Work involves extensive personal contact with others and is of a personal or sensitive nature. Motivating, influencing, and/or training others is key at this level. Outside contacts become important and fostering sound relationships with other entities (companies and/or individuals) becomes necessary and often requires the ability to influence and/or sell ideas or services to others. Other Skills Must have good communication skills. Ability to operate various business machines, including PCs and appropriate software. Exceptional interpersonal skills and attention to detail.
